Orbis Business Park – getting down to business

Orbis Business Park, MAB’s first foray into Melbourne’s West, is powering ahead. Just 19km from the CBD, at Robinson Rd, Ravenhall, it’s strategically positioned close to the Deer Park Bypass, Western Ring Road and Western Highway.

MAB in conjunction with Pellicano Builders is developing 60 hectares of prime commercial and industrial real estate. The land is zoned Business 3 which allows for offices and industrial facilities. Robinson Road has a signalled intersection, B-Double approved access, and the wide internal roads have also been designed to accommodate B-Double trucks. The site is a controlled environment with positive covenants, and features drought tolerant landscaping. Lot sizesare available from 1,250 sqm to 2 hectares.

Independent Tube Mills
Independent Tube Mills recognised the promise of the site right off and has become Orbis Business Park’s first tenant by pre-leasing
their new corporate offices and manufacturing centre. The 1.4 hectare facility will go to the market through Colliers International and is being offered off the plan. Colliers International’s Tony Iuliano expects the sale to be in excess of $6.5M.

Corplex was awarded the contract to construct the 6,500m2 warehouse and office facility in January 2010 and hit the ground running. MAB’s General Manager, Commercial & Industrial, Richard Johnston, said “We had a very tight deadline to handover the warehouse to our tenant ITM.The first site meeting was held on February 1 and the warehouse was handed over on April 20, just 57 working days later.”ITM is currently fitting out the warehouse with their equipment and is very happy with the speed of construction onsite. Glazing in the offices, electrical work, carpentry work for the amenities, and external paving are all progressing rapidly.

Orbis Roads
The main entry boulevard into the Business Park is almost complete and will bring a new signalised intersection from Robinson Road creating access and egress for the estate.
