The Quarter – bringing CBD culture to Docklands
MAB is thrilled to announce its latest commercial development at NewQuay, Docklands – The Quarter.
The Quarter is MAB’s most visionary commercial project at NewQuay to date, comprising four buildings of between 6,000 and 10,000sqm each.
Occupying an entire block on Docklands Drive, the master plan and building one of The Quarter has been designed by
leading architects Hassell. It will provide organisations with the opportunity to secure a purpose built office that includes highly flexible and efficient internal work spaces.
With environmentally sustainable design at the core of the design brief, the buildings will achieve a 5 Green Star and NABERS rating.
General Manager Commercial and Industrial Richard Johnston said the new development is unique.
“This really is the opportunity that medium sized organisations didn’t think they could capture at Docklands,” he said. “The Quarter provides a rare opportunity to pre-commit to an entire building, designed to an organisation’s specification and timing, including exclusive naming rights.”
The Quarter at NewQuay comprises four individually shaped lots that are split by two interconnecting ‘laneways’.
“Drawing inspiration from Melbourne’s laneways, this project will provide an intimate central piazza that will deliver a vibrant heart for NewQuay,” said Mr Johnston. “It will deliver staff the CBD amenity for Docklands,” said Mr Johnston.
The central piazza will be completed in stage one and will be the major focal point of the development.
“It will feature small retail spaces that will accommodate cafes, fashion and specialty retailers, stunning landscaping, fixed seating and public art,” said Mr Johnston. “This area will fast become an active community space accessed via pedestrian friendly laneways.”
Savills has been appointed the selling agents for The Quarter and the response to date has been strong.
Savills Nicholas Farley, Head of Division Office Leasing Victoria, said the development is appealing to a large number of industries including education, IT and engineering.
“Prospective tenants have been impressed by the location which is exceptionally well serviced by amenities, freeway access, public transport and parking,” said Mr Farley. “MAB is planning a highly efficient construction timeline which is also attractive to organisations planning a move in the near future.
“Strong interest has been shown from organisations currently based in Melbourne’s CBD, city fringe, suburbs as well as
interstate operations.”
NewQuay is currently home to approximately 1,500 office workers. Upon completion, it is expected that The Quarter will add 3,500 workers to the area.
